		<description><![CDATA[Every once in a while there is something that comes along that is truly &#8220;Free&#8221;. Such is the case of the &#8220;Temporary Change of Address&#8221; service provided by the United States Postal Service. I have already explained how to get your mail forwarded to you from Canada by Canada Post. There is a charge for this service but is well worth it. But did you know that you can have your mail forwarded from Maricopa to your Canadian address with no cost to you? Well you can. You can have your mail forwarded for free by using the Temporary Change of Address Service provided by USPS. They will forward your mail for up to a full year. The initial forwarding can be up to six months and you can renew after that for up to an additional six months if you need it. And it is all free. To have your mail forwarded visit your local post office and pick up the &#8220;Official Mail Forwarding Change of Address Order&#8221; form. 		<description><![CDATA[Each year at this time Snowbirds start getting ready to do up their income tax. Another thing we do is submit IRS Form 8840 to show that we have a closer connection to Canada and thus are exempt from filing a US tax return. Not everybody is required to complete and submit the IRS 8840. Click HERE to learn more about it and see if you are required to file. In most cases you have until June 15th, but do it now and get it out of the way. There are no costs involved in filing the form.]]></description>

		<description><![CDATA[In the first week of 2012 30 homes were sold in Maricopa according to Jay Shaver of The Maricopa Real Estate Company. Considering that we are just coming out of the holiday season, this seams pretty good to me. There are 259 active listings with an average square footage of 2340. The average price per square foot is $63.59. While the volume of houses for sale is down at the moment, there are another 228 pending listings to come online shortly. For those of us who have already made the plunge the biggest decisions we have to make on a daily basis is weather we golf in the morning and shop in the afternoon or if we should just soak up the sunshine and Bar-B-Q supper. It can be quite a strenuous chore. This year I have met numerous fellow Canadians who are in Maricopa on a &#8220;Fact Finding&#8221; mission so to speak. 		<description><![CDATA[Maricopa, get ready for the Copa Improv—a night of audience-inspired laughs provided by EXiT185’s comedy troupe on Saturday, Jan. 14, at 7 p.m. Taking suggestions from the audience, EXiT 185 provides instant comedy and entertainment for the whole family. No show is ever the same! Each show is comprised of family-friendly scenes and games inspired by the audience. EXiT 185 Improv Comedy has been performing for over three years with a troupe devoted to the art form of improv comedy. Formed by Ken Ferguson and directed by Stacey Seaman, EXiT 185 performs every first and third Saturday at the BlackBox Theatre in Casa Grande. The troupe has been accepted for the third year in a row to the Family Friendly Showcase of the Phoenix Improv Festival at Herberger Center and has performed at the Paramount Theatre, Central Arizona College and Heritage Hall. Dick and Karen have been instrumental in getting the “Welcome Winter Visitor” functions off the ground. Last year we all had a great time at the Raceway Bar &#38; Grill while watching the Grey Cup. 		<description><![CDATA[It doesn’t take long to get comfortable wintering in Maricopa. Temperatures in the 70’s and 80’s soon melt away thoughts of snow, ice and freezing temperatures. But remember where you are and where you are from …. especially if you plan to drive home to Canada for Christmas or will be returning to Canada for any reason during the winter. I  drove to Maricopa back in September. It was hot, and I mean hot! As time went by the temperature came down to a very comfortable 80 degrees. Our plan this year was to spend just two months, mid-September to Mid- November in Maricopa, returning to Canada for Christmas and a visit with the kids and grand kids. We would then drive back to Maricopa after Christmas. Before venturing on any long journey by road I always get an oil change and have the car checked out to ensure a safe and uneventful drive, so it was when readying ourselves for our trip home. I took our car to one of the many fine establishments in Maricopa for an oil change. Of course while they do your oil change they top up your fluids and look for any potential problems. 		<description><![CDATA[Buying a home in Arizona is no different than buying a home back in Canada. It is important to get the home inspected before the final acceptance is made. Nobody wants surprises. Arizona homes are built different from what we are used to. It therefore makes sense that there could be issues with a home that could go unnoticed by a novice out-of-towner. Some homes have been left vacant for an extended period of time. While you should be able to gage some areas of the home, the internal workings of a home should be left to a specialist. A professional will know what areas could be in distress from the vacancy. Some of the things that can be detected by a thorough inspection by a professional are things like Termites, Scorpions and other infestations. Leaking water lines and seals due to the extreme temperature during the summer months. Faults in the foundation, roof problems and mechanical faults with Heat and A/C units. As I mentioned in my last article, we have already made the trek to Maricopa and we are soaking up the sunshine. However, for those of you who are still in the planning stages and for those who are making the trip for the first time, I am re-posting the article on “Getting ready to hit the road. So get things done now and we will see you in Maricopa “In the Valley of the Sun eh!” &#160; October is here, the trees are turning colour and the days are getting cooler. It’s time to get the packing done and take care of the administrative things that need to be done before we make the trip South to Maricopa. Here are a few of the things you can do now. 		<description><![CDATA[For the last four years my wife and I have spent Christmas in Arizona. I have avoided the on slot of the snow and the work and discomfort that accompany it. As you can see, I am not a winter person. I prefer warmer weather wearing T-shirts 12 months a year and sitting outside on a warm December afternoon. But this year we will be doing something a little different. Many of you already travel home for Christmas and this year we have decided that it is time we spent Christmas with the kids. It is hard enough to get everybody together in one spot at any time never mind Christmas time, especially if somebody is out of the country. So this year we will make the trek home for Christmas and be back, hopefully, for New Years in Maricopa. With this change in our normal travel pattern it gives way to some other opportunities for us. So here we are in Maricopa in mid-September and boy is it warm.We have missed the “Really Hot” weather but are enjoying some pretty warm days. It is really nice if you have a pool or have use of one.
